How to fill in each field
Property & tenant
Identify the unit/address and the tenant so the record is unambiguous.
Common mistake: Leaving off the unit number when you own several — payments get misapplied.
Rental period
State the exact month/period the invoice covers, separate from the issue date.
Common mistake: Only showing a due date, so it's unclear which month was paid.
Recurring fees
List parking, utilities or pet fees as their own lines with the period.
Common mistake: Rolling fees into the rent, which complicates disputes and deposit accounting.
Late fee & balance
Show any late fee per your lease and carry a previous balance if unpaid.
Common mistake: Charging a late fee not stated in the lease, which may be unenforceable.

What is the difference between a rent invoice and a rent receipt?+
A rent invoice requests payment for an upcoming or current period; a rent receipt confirms rent that has been received. Landlords often issue an invoice before the due date and a receipt once paid.

Only if the lease provides for it and it complies with local law. Show it as a separate line referencing the lease term so it's transparent and enforceable.
